It’s only natural you are going to have questions about the process of selling your home. Hopefully here I can answer a few of the more common ones I hear. New things come up daily so it’s impossible to answer them all!

Q. How fast will my home sell?

A. There can be a lot of variation in the time it takes to sell a home. One thing is always true though, if it’s priced right it will sell fast. We’ll take a look at the market comparables and pay attention to the days on the market for each home. We’ll also look at what features the homes may have that yours doesn’t and what yours has that they didn’t! Time on the market largely depends on Price and the Condition of the Home. A Home in good condition and priced right will sell FAST. In this market plan on 45 days to 60 days sale time. If a home is sold in under 60 days that is considered a fast sale.

Q. How long does it take to list a home?

A. Not long at all. If we don’t do the professional photos and just post the home online with our camera photos we can have the home on the MLS on the same day. That’s not really the way we like to do things. We like to setup our listings so they look amazing. That involves professional photography which has a turn around time of about 2 to 3 business days. With the professional photos going out to every realtor site you are getting the best possible presentation of your listing.

Q. What areas of Tennessee do you Sell Homes in?

A. I am licensed in Tennessee but I focus on the Middle TN area. If you are anywhere in Tennessee I encourage you to give me a call. Q. Do you offer professional photography?

A. I am committed to getting you the MOST amount of money for the sale of your home. With the internet today and the ability of consumers to see you home online before visiting the home First Impressions Matter. Professional photography is the BEST way to make a great first impression.

Q. Does the professional photography cost anything?

A. It sure does, but we take care of that out of the commissions we earn for selling your home. That’s part of the marketing we do to bring buyers from all over the area. You don’t have to worry about paying the photographer.

Q. You mentioned commissions, when do we have to pay you?

A. You don’t pay me anything until you close on your home. When that day comes my commissions will come out of the proceeds of the home sale.

Q. How much are your commissions?

A. While there are variations in commission rates among agents my rate is 6%. Of that 6% the buyer’s agent receives 3% and the seller’s agent receives the other 3%. You will find that paying an agent to represent you will earn you more money on the sale of your home than a FSBO.

According to the National Association of Realtors:

FSBOs accounted for 8% of home sales in 2015. The typical FSBO home sold for $185,000 compared to $240,000 for agent-assisted home sales.

Q. Are you a list for less real estate agent?

A. A list for less real estate agent does one thing for you, they put the house on the MLS. This doesn’t bring you the extra value that a real estate does with their marketing techniques. They don’t call around daily making inquiries and looking for prospective buyers. They offer very limited services and in many cases it’s completely a For Sale By Owner situation. The seller works out the contract, does the paperwork, arranges for inspections and repairs. The seller in this situation is without the advice of a professionally trained real estate agent.
